How do you attract high quality tenants
We firmly believe that a great picture tells a 1000 words. We have a specialised camera for indoor work that takes photos that look as natural as possible. We attract the right kind of potential tenants for your property by advertising all vacant properties on Trade me with 15-20 photos. We also carry out all reference, rental history and credit checks as a part of our rigorous tenant screening process.
What are your fees for property management?
We charge an all-inclusive 6% +GST fixed fee for property management services because we believe fees should be transparent, simple and inclusive of the basic services you’d normally expect from a property manager. How will we receive our rental property income?
As part of our overall property management service your rental income will be credited to your nominated bank account on a fortnightly basis.
How will my property be maintained (or repaired when needed)?
We’ll work with you or your nominated tradespeople to have your property maintained. Alternatively we can entirely manage any maintenance using our preferred tradespeople or own maintenance team.
Can you manage my property on a discretionary basis?
Yes, we understand that most landlords value their time greatly and don’t want multiple phone calls regarding small issues. In fact, we prefer to obtain permission from landlords to manage properties on a limited discretionary basis. This means that we can take maintenance action quickly with minimum disruption to both tenant and landlord. This approach saves money and time for everyone.
What about property maintenance?
We can directly provide and manage property maintenance services. This includes services such as gardening, cleaning or other general maintenance. Fees for maintenance services will be calculated and quoted per job, and do not come under the standard property management fee structure.
How often will my property be inspected?
As part of our property management services your property will be physically inspected every 3 months and a written update will be provided to you.
How do you determine the rental pricing of my property?
We continually evaluate current market pricing from a number of data sources. We then assess expected rental return for our clients’ properties against current market pricing and conditions. When will you increase the rent? We review rental returns annually and make recommendations based on market conditions and other influencing factors.

How long will it take to find a tenant for my property?
This depends on current market demand. However, the better presented your property is, the faster your property will rent. If your property is in a higher rental range or a little dated then it may take longer to find the right tenant, but in the end you will feel more reassured renting to a high quality tenant.
How do I transfer my property to Focus Property Management?
If you currently have property managed by another agent please call us on 0274543038 and we will arrange for a smooth transition. We’ll take care of the whole process from collecting the keys, transferring relevant paperwork, and notifying your tenant. We’ll also arrange a convenient time to carry out an inspection to ensure there are no outstanding maintenance issues and to familiarise ourselves with the property.
